Demand for Country Houses in Ukraine Increased by 67%
In the first half of 2026, there has been a noticeable increase in interest in purchasing country real estate in Ukraine. The demand for private houses in certain regions has risen by 67% compared to the beginning of the year. The peak months were March and May, although the number of responses to listings decreased in June. The highest demand growth was recorded in Mykolaiv region (67%), Dnipropetrovsk (50%), Kyiv (56%), Cherkasy (55%), and Odesa (53%). Experts attribute this to preparations for the cold weather and an increase in the number of forcibly displaced persons. In Kherson region, demand fell by 31.5% due to security factors. Analysts note that an increase in demand does not always lead to a rise in prices. In Kyiv region, the median price of a private house increased by 6% to UAH 5.59 million. Price increases are also observed in Lviv and Volyn regions, while in Vinnytsia region, the price dropped from UAH 3.05 million to UAH 2.88 million. The most expensive regions are Kyiv (UAH 10.46-11.08 million), Kyiv region (over UAH 5.5 million), and Transcarpathia (UAH 5.27-5.38 million). More affordable prices are found in Chernihiv (UAH 474,000) and Sumy (UAH 897,000) regions.
